Something is not adding up.

Alesia Ellis shows up to the City Council saying that she owns a non-profit organization called “Training with Pay” (http://www.trainingwithpayonline.org/) and that she wants to expand into Twentynine Palms from Yucca Valley. She wants to include in janitorial business and a Sears along with that in the old Rite-Aid site next to Stater’s.

 

There is a letter from Josh Golcheh from Golcheh Developments and Investments, LLC with a website listed as www.golchech.com which redirects to http://www.progressivere.com/ .

The letter to the city is poorly written, the website as many 404 errors.

 

The “Training with Pay” is listed as an eligible non-profit by the IRS. EIN 87-0746427 when investigated shows 2 filings with the IRS (1) 2007, (2) 2009. There own website last update shows only a flyer for a golf tournament in 2010.

 

The developer is asking for $500,000.00 from the City in order to fill a “pro froma” gap.

Sears own website (http://www.ownasearsstore.com) that speaks of opening a Sears franchise store says;

“There is not an initial licensing fee to become a Sears Hometown Store Authorized Owner. Prospective owners who wish to open a new store must have $25,000 cash available and the ability to borrow $100,000 in capital.”

 

Sabrina “Budjonz” Peukert of http://www.sabrinainvestment.com/ is offering the site in question. The listing from the web page states;

    I was at the meeting and even spoke that I am for a reasonable amount of financial incentive to bring a Sears store here, as long as the City does due diligence to ensure they aren't throwing money away.

    That being said, from what I gather from hearing what several people had to say, is that it would appear the current property owner is asking more for the building then the developer (not Ms Ellis) is willing to pay. Possibly due to the property owner wanting to offset the loss of income from the rent payments that Rite-Aid is still paying due to breaking their lease early to move to their new location. With the $500K request, the developer appears to be wanting the City to make up the gap between what they want to pay and what the owner is asking. I can not verify that this is in fact what's going on and the above is just my feeling about what might be happening.
    I have no information on Ms Ellis and her enterprises beyond what she provided at the meeting.

    I would venture however that someone does indeed know exactly what's happening (and whether or not it adds up) and that someone is Jay Corbin. He was WAY TO WILLING (with his multiple statements of "we need to vote on this tonight") to simply give the developer the $500K without hearing any public reasoning as to why the money was needed, beyond "we want it". Is this because he knows that something indeed "won't add up" once a closer look is taken or is it simply a case of a small-towner being awe struck with the big-town world of "Sears"?

    I applaud the rest of the Council Members for tasking the City Manager with getting the information required to make an intelligent decision on this matter.

    I am still for making accommodations to bring a Sears here but I DO NOT want 29 Palms to enter into anything like the money pit fiascoes that Desert Hot Springs did with the Temple, the Hotel and the Music Festival.

  2. As they say whatever the market will bear... And the market does not bear that amount. Who wants to put up that sort of money to lease commercial property when the city can give NO assurances whatsoever that private sector invests in the city can be protected from seasonal disasters or fires. The entire private sector is in harms way in 29 without adequate fire protection. Public safety? If the city does not get this right, the city's goose id cooked.

    Moreover, the old RDA giveaway is over. It takes guts and gall to ask for a half a million to lease commercial property at the public's expense (and risk). What planet are you from Alesia Ellis? Have you considered group therapy? Christmas is over and the Easter Bunny is not going along with this either.

      For clarification, Ms Ellis ISN'T asking for the money to lease the property. She will only be the prearranged tenant of the new owner.

      The DEVELOPER is the one asking for the money, to BUY the building from the current owner.

    Branson, it seems that while the City isn't worried about providing proper fire protection to all it's citizens and businesses with their claims of not having the money to do so. The City is looking into protecting the private interests of at least one citizen with taxpayer money.

    I overheard something while I was out and about in town about how the City might be buying a piece of land that the current owners didn't do their prepurchase investigation properly on and now find themselves in possession of a non-buildable property. So they have asked the City to use taxpayer money to buy said unusable property to bail them out from their own incompetence.
