The Twentynine Palms Planning Commission has changed the date for its second regular meeting this month from Tuesday to Wednesday, March 17, beginning at 6 p.m. at City Hall, 6136 Adobe Road.
A public hearing is scheduled to continue the discussion of a proposed new chapter in the Development Code for Planned Unit Development, also known as Residential Clustering. The proposed chapter establishes standards for an overlay to allow concentration and clustering of residential development within a defined portion of a property in any residentially zoned district.
Public comment received by the Planning Commission has been favorable for a clustered development overlay in the city, which could serve to minimize infrastructure needs and to protect open spaces, desert view sheds, wildlife corridors, and natural drainage systems. The item was continued from the Commission’s meeting on March 2 to give staff time to clarify language relating to infrastructure requirements, density transfers and credits, and construction time limits.
Accessory Structures, another proposed amendment to the Development Code, will be the subject of a study session at the Planning Commission’s March 17 meeting. The amendment addresses current standards and criteria for the placement of sea-going cargo containers and similar storage devices within industrial districts in the city limits. The item was returned to the Commission by the City Council on Feb. 23 with a request for further review and changes to the code’s language that would clarify certain property owner requirements and not place excessive burdens on small businesses in the industrial zone.
